Board, 1688 Lake Icaria Road, Corning, IA 50841 until 1:00 p.m. on the 22nd day of March, 2018 for
all labor, materials, and furnishings under one contract and will be opened and read aloud at
1:10 pm.

PROJECT DESCRIPTION: The Lake Icaria New Family Cabins project will create two (2) new cabins, approximately 30 FT x
36 FT with a partial second floor loft. Planned construction includes wheelchair accessible
bathrooms and kitchens, guest rooms, living room / dining space and all required plumbing,
mechanical, electrical, and site utility work. Cabins will have concrete footings with a stem wall
with the main floor being slab on grade. Walls and floors, will be wood framed with an
engineered wood truss roof. Interior finishes include drywall walls with spray foam insulation, pine
trim lightly stained and sealed, pine pre hung doors, pine car siding vaulted ceiling. Stairs and
railings are pine with wrought iron look spindles. All sink vanities are to be prefinished painted
finish, with counters of a solid surface type material to accept drop in sinks. Kitchen cabinets are
to be prefinished painted finish with a solid surface type material for the countertops. Flooring
throughout is to be a commercial vinyl plank with interlocking installation in a rustic wood look.
Closets are to include one shelf and one hanging rod. Fireplace will be electric, vent less type
and have ledgestone look lightweight concrete stone veneer as shown. Exterior finishes include
composite siding (3 colors, trim, vertical, and horizontal) over weather barrier and trim as shown,
asphalt shingles including ice and water shield, vinyl windows with black or dark brown exterior,
prefinished gutters and downspouts, metal roof at porch (exposed fastener), and cedar posts,
decking and railing as shown. Column bases at porch are concrete with a ledgestone look
lightweight concrete stone veneer as shown. A prefinished pre-hung exterior door (in black or
dark brown to match windows) with a storm door is also required.
