A pre-bid walk through has been scheduled for Thursday, February 16th at 2:00 p.m. at the
Dorms, First Floor Meeting Room for interested Contractors, Suppliers and Subcontractors to
view the project site and ask questions. Attendance by Generals, Mechanical, and Electrical
Contractors is mandatory. Mechanical and Electrical Engineers will be present to discuss
renovation.

Sealed bids for the Iowa Western Community College, Tower Dorm HVAC Renovations,
Council Bluffs, Iowa, will be received at the Purchasing Office, located in Ashley Hall 144, Iowa
Western Community College, 2700 College Road, Council Bluffs, Iowa 51503; (712) 325-3235,
until 2:00 p.m. on Thursday, February 23, 2017 and will be opened publicly in Conference Room
C161 located in Clark Hall.

Items included in the work: The Work includes but is not limited to the removal and replacement of electrical and
mechanical equipment in the existing Iowa Western Community College Reiver Tower. General
Contractor shall also be required to coordinate with O’Keefe Elevator company on the removal
and replacement of the elevator and equipment described in the proposal provided by O’Keefe.
Electrical Work Description includes but is not limited to the following: Provide power connections and equipment related to the replacement of the existing
electric boiler with gas boilers. Provide electrical connections related to replacing the
existing domestic water heaters. Provide power connections and equipment related to
replacement of the rooftop HVAC equipment. Provide power connections and equipment
related to the elevator renovation, including fire alarm connections for recall operation.
Mechanical Work Description includes but is not limited to the following: Provide new natural gas fired hot water boilers to replace the existing electric heating
boiler and natural gas fired domestic hot water boilers. Work will include new flue and
boiler pumps. Provide new energy recovery ventilator to replace the existing make-up air
unit and exhaust fan serving the restroom. Provide new minisplit cooling unit to serve the
elevator machine room.

Bid Documents may be obtained from the office of A&D Technical Supply Co., Inc., 4320 S. 89th Street, Omaha, NE 68127, (402)592-4950 upon receipt of a refundable deposit in the amount of $150.00 payable to Iowa Western Community College. *A Builder's Card will NOT be accepted in lieu of deposit check.
CD's and Downloads containing a full set of Bid Documents in PDF format are available upon receipt of a non-refundable fee in the amount of $20.00 payable to A&D Technical Supply Co., Inc.
Only complete sets of Bid Documents may be obtained.
If shipping of Bid Documents is required, there is a non-refundable fee in the amount of $25.00 payable to A&D Technical Supply Co., Inc.
If shipping of CD is required, there is a flat fee in the amount of $9.00 payable to A&D Technical Supply Co., Inc.
Bid Documents MUST be returned, in good condition, within 14 calendar days after award of the project to obtain a deposit refund.
If Bid Documents are NOT returned within the time specified, the deposit check will be forfeited.
